Real estate prices up to and including December 2009, revised 2010-01-20
Real estate prices in Sweden for one-or two-dwelling buildings have increased by 1 percent during the fourth quarter of 2009 compared to the third quarter. On an annual basis we can see an increase in prices of 5 percent.
The greatest increases compared to the previous quarter have occurred in Uppsala County by 5 percent, Södermanland and Halland by 4 percent. The Counties with decreasing prices is Gotland by 6 percent, Värmland by 4 percent and Örebro and Jämtland by 2 percent. In the metropolitan areas, Greater Stockholm, Greater Gothenburg and Greater Malmö, the prices increased by 3 to 4 percent.
The average price for a one-or two-dwelling building in Sweden was slightly over SEK 1.8 million during the fourth quarter.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the price and the assessed value for a certain time and is counted as an unweighted mean value.
One-or two-dwelling buildings for permanent dwelling include detached one-or two-dwelling buildings, terraced houses and linked buildings. Real estate with site leasehold rights is included.
