Sales of tenant-owned flats 2010 and 2011:

Average price for tenant-owned flats SEK 1.35 million

In 2011, approximately 92 000 tenant-owned flats were sold in Sweden at an average purchase price of SEK 1.35 million. The average price for tenant-owned flats increased by nearly 3 percent during 2011 compared to 2010.

In 2011, the total turnover value for sold tenant-owned flats was SEK 125 billion, compared with SEK 129 billion in the previous year. In the three metropolitan areas (Greater Stockholm, Greater Gothenburg, Greater Malmö) the total turnover was SEK 99 billion, which represents nearly 80 percent of the total sales value. In Greater Stockholm, the turnover was SEK 76.5 billion, while it was SEK 13.6 and SEK 9.1 billion in Greater Gothenburg and Greater Malmö.

Tenant-owned flats are sold more frequently than one- or two-dwelling buildings

In 2011, the number of sold tenant-owned flats decreased by 5 percent compared to 2010, but compared to 2000 the number of sales has increased by 28 percent. Of all sold tenant-owned flats in 2011, more than 50 percent of the sales were made in the metropolitan areas (Greater Stockholm, Greater Gothenburg and Greater Malmö).

Information about the  country’s dwelling stock, combined with information about the sold tenant-owned flats and one- or two-dwelling buildings shows that tenant-owned flats are sold more frequently. The number of sold one- or two-dwelling buildings shows virtually no change during 2011 compared to 2000.

Large regional differences in price

The average purchase price for a tenant-owned flat in 2011 was SEK 1.35 million. The average price has increased every year since 2000 up until 2011, except for 2008. There are large regional differences. The most expensive tenant-owned flats can be found in Stockholm County, which had an average price of SEK 2.2 million. The next most expensive county was Uppsala with a mean price of SEK 1.3 million. The cheapest tenant-owned flats can be found in Västernorrland County, which had an average price slightly more than SEK 300 000.

Definitions and explanations

The calculations of purchase price in this press release are based on statement of earnings information provided to the tax authorities by the tenant-owned housing associations when a purchase/sale of a flat takes place. The sales are only from the second sale market and not new build flats. The results for 2011 are calculated using preliminary material while figures for 2010 are based on definitive material.

What do the statistics not include?

There are tenant-owned flats sold at a symbolic (low) value, as well as tenant-owned flats that are extremely expensive, particularly in Stockholm. Statistics Sweden has decided in this report to include all transfers of ownership regardless of lowest price but with a highest price of SEK 20 million. However, transfers of ownership that are due to inheritance, gift, division of property or similar are not included. Furthermore, only transfers of ownership carried out by physical entities are included, and only where ownership of the whole flat has been transferred.

Price comparisons between years

It should be noted that it is risky to draw conclusions about the development of prices of tenant-owned flats based on these figures. In order to draw such conclusions, better measurements than solely mean and median prices should be used, as these do not taken into account size, location and other factors that can affect market price. However, a square metre price cannot be calculated because data on size/area are not available. No percentage changes are therefore reported here on a lower regional level.

Statistical measurement – mean price and median price

Both mean price and median price are reported in this press release. This is because purchase prices have a very uneven distribution. In most regions, there are a number of sales at a very high price, meaning that the mean value is high. In order to make this clear, we also report the median price. The median is the middle value of an ordered set of values. This measurement is therefore not affected as much as the mean value by extreme values.

  • Greater Stockholm consists of the whole of Stockholm County.
  • Greater Gothenburg consists of Ale, Alingsås, Göteborg, Härryda, Kungsbacka, Kungälv, Lerum, Lilla Edet, Mölndal, Partille, Stenungsund, Tjörn and Öckerö municipalities.
  • Greater Malmö consists of Burlöv, Eslöv, Höör, Kävlinge, Lomma, Lund, Malmö, Skurup, Staffanstorp, Svedala, Trelleborg and Vellinge municipalities.
