No slowdown in house prices

Real estate prices for one- or two-dwelling buildings rose by almost 4 percent in the last three-month period, from June to August 2017, compared with the previous period, from March to May 2017. In the last three-month period, from June to August 2017, prices rose by 9 percent on an annual basis compared with the same period last year.
Between the two most recent three-month periods, rising prices were reported in 20 of 21 counties. The largest increase was reported in Gotland County at 14 percent, followed by Kronoberg County at 9 percent. The lower range of price growth includes Halland County, Örebro County and Värmland County, with price increases at 1 percent. Only one county, Norrbotten County, reported unchanged prices. In the metropolitan areas of Greater Stockholm, Greater Gothenburg and Greater Malmö, prices rose between 2 and 4 percent.
Rising prices were reported in all 21 counties on an annual basis. The largest increase in prices at county level was 15 percent, reported in Jönköping County. The smallest increases in prices, 3 percent, were reported in Jämtland County and Örebro County. In the metropolitan areas of Greater Stockholm, Greater Malmö and Greater Gothenburg, prices rose between 5 and 11 percent.
The average price at the national level for one- or two-dwelling buildings in the period from June to August 2017 was SEK 3 million. In the metropolitan areas, the average price spanned from SEK 3.7 million in Greater Malmö to SEK 5.9 million in Greater Stockholm.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
