Rising house prices

Statistical news from Statistics Sweden 2017-01-12 9.30

Real estate prices for one- or two-dwelling buildings increased by almost 1 percent in the fourth quarter 2016, compared with the third quarter. Prices increased by almost 10 percent on an annual basis during the fourth quarter of 2016, compared with the same period last year.

Price changes within the range of minus 1 percent and 1 percent were reported in 13 of 21 counties. The largest increases were in Värmland County and Södermanland County at 4 percent. The largest decreases were in Gotland County and Jämtland County at 7 percent. In the metropolitan areas of Greater Malmö and Greater Gothenburg, prices increased by 1 and 2 percent respectively, while prices in Greater Stockholm remained unchanged.

Rising prices were reported in all counties on a yearly basis. The largest increases were reported in Kronoberg County and Södermanland County at 16 percent in both counties. The smallest increases in prices were reported in Västerbotten County and Jämtland County at 3 percent. In the metropolitan areas of Greater Malmö, Greater Stockholm and Greater Gothenburg, prices increased between 8 and 11 percent.

The average price at the national level for one- or two-dwelling buildings in the fourth quarter 2016 was nearly SEK 2.8 million.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the price and the assessed value for a certain time and is counted as an unweighted mean value.

One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and linked buildings. Real estate with site leasehold rights is included.
