House prices remained unchanged

Real estate prices for one- or two-dwelling buildings remained unchanged in the last three-month period, from December 2017 to February 2018, compared with the previous period, from September to November 2017. In the last three-month period, from December 2017 to February 2018, prices rose by 7 percent on an annual basis compared with the same period last year.
Between the two most recent three-month periods, prices rose in 8 out of 21 counties. The largest increase, 9 percent, was reported in Gotland County, followed by Gävleborg County at 5 percent. Declining prices were reported in 10 counties. The largest decrease, 6 percent, was reported in Västmanland County, followed by Kronoberg County at 3 percent. In the metropolitan areas of Greater Malmö, Greater Gothenburg and Greater Stockholm prices declined between 1 and 2 percent.
Prices rose in all 21 counties on an annual basis. The largest increase was reported in Gävleborg County at 16 percent, followed by Jämtland County and Västerbotten County at 12 percent. The smallest increase, 2 percent, was reported in Stockholm County and Uppsala County. In the metropolitan areas of Greater Stockholm, Greater Gothenburg and Greater Malmö, prices rose between 2 and 9 percent.
The average price at the national level for one- or two-dwelling buildings in the period from December 2017 to February 2018 was just over SEK 3.1 million. The average age of the people who bought houses was 38 years, while the seller was 53 years on average.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
