House prices continue to rise in most counties

Real estate prices for one- or two-dwelling buildings rose by nearly 1 percent in the last three-month period, from November 2017 to January 2018, compared with the previous period, from August to October 2017. In the last three-month period, from November 2017 to January 2018, prices rose by almost 9 percent on an annual basis compared with the same period last year.
Between the two most recent three-month periods, prices rose in 14 out of 21 counties. The largest increase, 7 percent, was reported in Västerbotten County, followed by Blekinge County at 3 percent. Declining prices were reported in four counties. The largest decrease, 2 percent, was reported in Gotland County and Jönköping County. In the metropolitan areas of Greater Stockholm, Greater Malmö and Greater Gothenburg price changes varied between minus 1 percent and plus 1 percent.
Prices rose in all 21 counties on an annual basis. The largest increase was reported in Västerbotten County at 16 percent, followed by Västmanland County at 15 percent. The smallest increase, 4 percent, was reported in Stockholm County and Västernorrland County. In the metropolitan areas of Greater Stockholm, Greater Gothenburg and Greater Malmö prices rose between 4 and 9 percent.
The average price at the national level for one- or two-dwelling buildings in the period from November 2017 to January 2018 was just over SEK 3 million.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
