House prices continue to rise

Statistical news from Statistics Sweden 2017-08-10 9.30

Real estate prices for one- or two-dwelling buildings rose by 4 percent in the last three-month period, from May to July 2017, compared with the previous period, from February to April 2017. In the last three-month period, from May to July 2017, prices rose more than 9 percent on an annual basis compared with the same period last year.

Between the two most recent three-month periods, rising prices were reported in 19 of 21 counties. The largest increase was reported in Västernorrland County at 10 percent. Only one county reported decreasing prices: Örebro County at 4 percent. In the metropolitan areas of Greater Stockholm, Greater Malmö and Greater Gothenburg, prices rose between 3 and 5 percent.

Rising prices were reported in all 21 counties on an annual basis. The largest increase in prices at county level was 14 percent, reported in Östergötland County. The smallest increase in prices, 3 percent, was reported in Örebro County. In the metropolitan areas of Greater Stockholm, Greater Malmö and Greater Gothenburg, prices rose between 6 and 12 percent.

The average price at the national level for one- or two-dwelling buildings in the period from May to July 2017 was SEK 2.96 million.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.

One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
