Rents in 2020 increased on average by 1.9 percent, which is at the same level as last year. A three-room apartment costs SEK 7 347 per month on average. Rent levels vary between large and small municipalities.

Over the past ten years, the rent increase has varied from 0.8 percent to 2.8 percent. In 2020, the rent increase is 1.9 percent, unchanged from 2019.

In 2020, the average monthly rent for a three-room apartment is SEK 7 347. The table below shows the average monthly rent for a three-room apartment in different regions. Rents are higher in greater municipal areas than in small municipalities.

Period of construction affects the rent

Rents vary depending on the building’s year of construction. Newly constructed apartments are most expensive. In houses constructed in the period 2011 and later, the average monthly rent for a three-room apartment is SEK 10 402, while in houses constructed between 2001 and 2010, the average rent is SEK 9 117. Houses constructed in the periods from 1941 to 1960 and from 1961 to 1980 recorded the lowest rents. The average monthly rent for a three-room apartment built in these periods is SEK 6 835 and 6 848 respectively. Average rent for apartments in houses built between 1981 and 2000 is SEK 7 417, while in houses built before 1941 the rent is SEK 8 103.

Definitions and explanations

Estimated rents and charges include heating costs, but do not include costs for garage and electricity.

Rents for dwellings

The statistics describe rents and changes in rents for rental dwellings. Rents are broken down by region, number of rooms, year of construction, and type of ownership. Rents for dwellings is an annual survey based on a national sample of rented dwellings. The sample includes approximately 15 600 dwellings.
