Rising house prices

Statistical news from Statistics Sweden 2017-06-09 9.30

Real estate prices for one- or two-dwelling buildings rose by almost 3 percent in the last three-month period, from March to May 2017, compared with the previous period from December 2016 to February 2017. Prices rose more than 9 percent on an annual basis in the last three-month period from March to May 2017, compared with the same period last year.

Between the two most recent three-month periods, rising prices were reported in 16 of 21 counties in Sweden. The largest increase, at 8 percent, was reported in Jämtland County. Decreasing prices were reported in four counties. The largest decrease was reported in Gotland County at 3 percent. In the metropolitan areas of Greater Stockholm, Greater Malmö and Greater Gothenburg, prices rose between 1 and 3 percent.

Rising prices were reported in 20 out of 21 counties on an annual basis.
The largest increase was reported in Östergötland County at 17 percent, followed by Västernorrland County at 14 percent. Only one county, Blekinge County, reported unchanged prices. In the metropolitan areas of Greater Stockholm, Greater Malmö and Greater Gothenburg, prices rose between 5 and 11 percent.

The average price at the national level for a one- or two-dwelling building in the period from March to May 2017 was almost SEK 2.9 million.

Definitions and explanations

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.

One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
