Declining house prices

Real estate prices for one- or two-dwelling buildings declined by almost 1 percent in the last three-month period, from March to May 2018, compared with the previous period, from December 2017 to February 2018. In the last three-month period, from March to May 2018, prices rose by more than 3 percent on an annual basis compared with the same period last year.
Between the two most recent three-month periods, prices declined in 11 out of 21 counties. The largest decrease, 3 percent, was reported in Jämtland County, Kalmar County, Stockholm County and Gotland County. Rising prices were reported in four counties. The largest increase, 5 percent, was reported in Västmanland County and Kronoberg County. In the metropolitan areas of Greater Gothenburg, Greater Malmö and Greater Stockholm, prices declined between 1 and 3 percent.
Prices rose in 17 counties on an annual basis. The largest increase was reported in Blekinge County at 13 percent, followed by Jönköping County at 12 percent. In three counties, house prices declined. The largest decline was reported in Stockholm County at 4 percent, followed by Uppsala County at 2 percent. In the metropolitan areas of Greater Gothenburg and Greater Malmö, prices rose by 1 and 5 percent, respectively, while prices in Greater Stockholm declined by 4 percent.
The average price at the national level for one- or two-dwelling buildings in the period from March to May 2018 was almost SEK 3.1 million.

One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
