House prices rose

Real estate prices for one- or two-dwelling buildings rose by almost 1 percent in the last three-month period, from March to May 2019, compared with the previous period, from December 2018 to February 2019. In the last three-month period, from March to May 2019, prices rose by more than 2 percent on an annual basis compared with the same period the previous year.
Between the two most recent three-month periods, prices rose in 13 out of 21 counties, while prices fell in 4 counties. The largest increase was 8 percent, in Dalarna County, followed by 6 percent, in Gotland County. The largest decrease was 9 percent, in Norrbotten County, followed by 5 percent, in Jämtland County. In the metropolitan areas of Greater Gothenburg and Greater Malmö, prices rose by 1 and 2 percent respectively, while prices in Greater Stockholm remained unchanged.
On an annual basis, prices rose in 13 counties and fell in 5 counties. The largest increases were reported in Värmland County, Örebro County and Blekinge County, at 6 percent in each county. The largest decline in prices was 7 percent, in Norrbotten County, followed by 2 percent, in Uppsala County. In the metropolitan areas of Greater Gothenburg and Greater Malmö, prices rose by 1 percent and 5 percent respectively, while prices in Greater Stockholm fell by 1 percent.
At the national level, the average price for one- or two-dwelling buildings was just over SEK 3 million in the period from March to May 2019.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
