House prices rose in the third quarter

Statistical news from Statistics Sweden 2019-10-10 9.30

Real estate prices for one- or two-dwelling buildings rose by 3 percent in the third quarter of 2019 compared with the second quarter. In the last quarter, prices rose by more than 3 percent on an annual basis compared with the same period the previous year.

Between the two most recent quarters, prices rose in 18 out of 21 counties. The largest increase was 8 percent, in Kronoberg County and Kalmar County, followed by 6 percent in Västerbotten County. Declining prices were reported in three counties. The largest decline was reported in Gotland County at 3 percent. In the metropolitan areas of Greater Stockholm, Greater Malmö and Greater Gothenburg, prices rose between 1 and 3 percent.

On an annual basis, prices rose in 18 counties and remained unchanged in three counties. The largest increase was 8 percent, in Blekinge County, followed by 7 percent in Västmanland County. Prices remained unchanged in Värmland County, Gävleborg County and Västerbotten County. In the metropolitan areas of Greater Stockholm, Greater Gothenburg and Greater Malmö, prices rose between 2 percent and 6 percent.

At the national level, the average price for one- or two-dwelling buildings was just over SEK 3 million in the third quarter of 2019. In the metropolitan areas, the average price spans from SEK 4.1 million in Greater Malmö to just over SEK 5.7 million in Greater Stockholm.

Definitions and explanations

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.

One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
