Real estate for SEK 295 billion changed owner in 2016

There were just over 146 000 granted registrations of title in 2016, which is 4 000 lower than in 2015. Excluding heritage, exchanges, gifts and mergers there were almost 110 000 registrations of title with a purchase price. The total purchase price for these properties was SEK 295 billion, which is an all-time high.

There were 54 544 transactions of purchases of one- or two-dwelling buildings for permanent living, excluding site leaseholds, at market conditions in 2016. There were 11 722 purchases of real estate for seasonal and secondary use and 3 601 in agricultural real estate. In the real estate categories commercial and industries, there were 1 964 and 900 purchases respectively. The number of purchases at market conditions generally decreased in 2016 compared with 2015. The only increase was in industrial real estate.

Real estate price development

The real estate price indices for one- or two-dwelling buildings, seasonal and secondary use and agricultural real estate, all show that prices rose in 2016 compared with 2015. Real estate for seasonal and secondary use rose by 5 percent at national level. Prices of one- or two-dwelling buildings rose slightly more, by 8 percent. Prices of agricultural real estate increased by 6 percent in 2016 compared with 2015. The figure below illustrates how prices in the various real estate categories have progressed since 1990 in relation to the consumer price index.

Nordic comparison

In the past year, the development of prices of one- or two-dwelling buildings for permanent living in the Nordic countries (Sweden, Norway, Finland, and Denmark) ranged from +1 percent to +8 percent. In a long-term perspective in a comparison between 2016 and 1996, prices have risen in all of the Nordic countries.
