House prices continue to rise

Real estate prices for one- or two-dwelling buildings rose by almost 2 percent in the last three-month period, from February to April 2017, compared with the previous period from November 2016 to January 2017. Prices rose by 9 percent on an annual basis in the last three-month period from February to April 2017, compared with the same period last year.
Rising prices were reported in 14 of 21 counties. The largest increases were at 5 percent, and were reported in Västerbotten County and Jönköping County respectively. Decreasing prices were reported in three counties. The largest decrease was reported in Västernorrland County at 5 percent, followed by Norrbotten County and Gotland County at 1 percent each. In the metropolitan areas of Greater Malmö, Greater Stockholm and Greater Gothenburg prices rose between 1 and 3 percent.
Rising prices were reported in all counties on an annual basis. The largest increase was 14 percent, and was reported in Örebro County. The smallest increase in prices, 4 percent, was reported in Blekinge County. In the metropolitan areas of Greater Stockholm, Greater Malmö and Greater Gothenburg, prices rose between 6 and 12 percent.
The average price at the national level for one- or two-dwelling buildings in the period from February to April 2017 was roughly SEK 2.9 million. At the county level the price spans from nearly SEK 1.4 million in Västernorrland County to nearly SEK 5.9 million in Stockholm County.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
