Rising house prices

Statistical news from Statistics Sweden 2017-02-09 9.30

Real estate prices for one- or two-dwelling buildings rose by almost 1 percent in the last three-month period, from November 2016 to January 2017, compared with the previous period, from August to October 2016. Prices rose by nearly 9 percent on an annual basis in the last three-month period, from November 2016 to January 2017, compared with the same period last year.

Rising prices were reported in 11 of 21 counties. The largest increases, 6 percent, were reported in Kronoberg County and Västernorrland County respectively. Declining prices were reported in six counties. The largest decrease was reported in Jämtland County at 7 percent, followed by Jönköping County at 3 percent. In the metropolitan areas of Greater Gothenburg and Greater Malmö, prices rose by 2 percent, while prices in Greater Stockholm remained unchanged.

Rising prices were reported in all counties on an annual basis. The largest increase, 17 percent, was reported in Kronoberg County, followed by 15 percent in Södermanland County. The smallest increase in prices, 1 percent, was reported in Jämtland County. In the metropolitan areas of Greater Stockholm, Greater Malmö and Greater Gothenburg, prices increased between 8 and 11 percent.

The average price at national level for one- or two-dwelling buildings in the period from November 2016 to January 2017 was SEK 2.85 million.

Definitions and explanations

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.

One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link attached buildings. Real estate with site leasehold rights is included.
