Rents increase for newly constructed rental dwellings

Annual rents per square metre for newly built rental dwellings in 2013 increased by 5 percent, compared to 2011 when the survey was last done. The charges per square metre for newly built tenant-owned dwellings in 2013 are unchanged compared to 2011. The price for newly built tenant-owned dwellings has increased during the same period by about 23 percent.

Annual rents per square metre for newly built rental dwellings in 2013 were SEK 1 591, an increase of 5 percent compared to 2011. Annual rents per square meter for rental dwellings in public housing companies in 2013 were SEK 1 568 while the corresponding figure for privately owned rental dwellings was SEK 1 630. Rents per square metre have increased in all regions in the country, especially in Greater-Stockholm and Greater-Gothenburg.

The annual charges per square metre for newly built tenant-owned dwellings in 2013 were SEK 642 compared to SEK 639 in 2011.

Prices increased in metropolitan areas

The average price for newly built tenant-owned dwelling has increased by about 23 percent 2013 to SEK 2 600 000, compared with 2011. There are large differences on the regional level. The price in 2013 for newly built tenant-owned dwellings was highest in Greater-Stockholm with SEK 3 192 000, second highest in Greater-Malmö with SEK 2 746 000 and lowest in municipalities with less than 75 000 inhabitants with SEK 1 427 000. The price has increased in all regions in the country, with the exception of municipalities with less than 75 000. The upturn was greatest in metropolitan areas.

These statistics describe the situation for rental dwellings and tenant owned dwellings. As of 2008 these statistics do not include categorical dwellings (student accommodations and dwellings for the elderly and handicapped).
