Construction costs rose by 0.7 percent in October on an annual basis

The Construction Cost Index for multi-dwelling buildings rose by 0.2 percent between September and October 2020. The annual rate of change in construction costs was 0.7 percent in October.

Changes in the last month

The Construction Cost Index for multi-dwelling buildings increased by 0.2 percent in October 2020 compared with September 2020. In the corresponding period in 2019, the Construction Cost Index fell by 0.1 percent compared with the previous month. Contractors’ costs, which account for more than 82 percent of the Construction Cost Index, also increased by 0.2 percent between September and October 2020.

Contractors’ costs in the group ‘transport, fuel and electricity’ rose by 2.0 percent. This was mainly because the cost of electricity rose by 9.4 percent compared with September. Machinery costs, contractors’ other costs and wage costs remained unchanged.

Costs in the group ‘building materials’ rose by 0.3 percent. All costs in building material groups increased or remained unchanged, with the exception of the cost of woodwork and floor material, which decreased. The largest increase was in the cost of wood products.

Over the past month, investor costs, which consist of interest and credit costs, costs for plans, and central administration, increased by 0.2 percent.

Changes in the last year

The Construction Cost Index for multi-dwelling buildings increased by 0.7 percent between October 2019 and October 2020. Prolonged collective agreements still affect the annual rate to a relatively high degree. Wages and salaries account for about 40 percent of the Construction Cost Index.

Investor costs increased by 3.9 percent between October 2019 and October 2020, which led to an increase of 0.7 percentage points for the total index in the same period. This increase was mainly due to higher interest costs. Contractors’ costs remained unchanged.

Contractors’ costs in the group ‘transport, fuel and electricity’ decreased by 3.8 percent between October 2019 and October 2020. Costs of machinery decreased by 0.5 percent, while contractors’ other costs and costs for wages and salaries remained unchanged. In early 2020, collective agreements were prolonged and most of them will expire in November and December.

Contractors’ costs of building materials increased by 0.6 percent in October on an annual basis. Material for painting, electric material and white goods and accounted for the largest price increase in the building materials group, while the cost of woodwork fell most.
