Nearly unchanged Construction Cost Index in July 2026

The Construction Cost Index for multi-dwelling buildings increased by 0.1 percent in July compared with June 2026. The annual rate of change in the Construction Cost index was 3.2 percent in July, compared with the corresponding month in 2025 (2.9 percent in June 2026).

"The annual rate of change in July 2026 for Construction cost index was the highest since January 2024", says Jonas Jonsson, price statistician at Statistics Sweden.

Changes in the last month

The Construction Cost Index for multi-dwelling buildings increased by 0.1 percent between June and July 2026. This was due to the fact that the contractors’ costs rose by 0.1 percent and the construction clients’ cost rose by 0.3 percent. These two groups account for 82 percent and 18 percent, respectively, of the Construction Cost Index.

Costs in the group ‘transport, fuel and electricity’ decreased by 3.4 percent. Within that group, the cost of electricity fell by 10.7 percent and diesel oil fell by 8.9 percent. The cost of transports also fell, by 0.7 percent. Contractors’ overhead costs increased by 0.1 percent, while the costs of machinery and ‘wages and salaries’ were unchanged between June and July 2026.

Contractors’ costs for building materials increased by 0.6 percent in July 2026. Among the building material groups, the costs of floor material rose the most by 8.4 percent. The costs of plumbing materials and concrete products rose by 0.8 and 0.6 percent respectively. The only building materials that fell in price compared to June 2026 were the costs of wood products and woodwork, which fell by 0.5 percent and 0.1 percent respectively. The costs of all other building materials increased by at most 0.4 percent or were unchanged between June and July 2026.

Construction clients’ costs increased by 0.3 percent in July 2026. Construction clients’ costs consist of interest and credit costs, costs for plans, and central administration. The increase in construction clients’ costs was mainly due to the costs of interests and central administration, which rose by 0.6 and 0.4 percent respectively. ­­­

Changes in the last year

The Construction Cost Index for multi-dwelling buildings increased by 3.2 percent between July 2025 and July 2026. Contractors’ costs rose by 3.6 percent, which led to an upward contribution to the Construction Cost Index of 2.8 percentage points. Construction clients’ costs increased by 1.9 percent, which led to a upward contribution to the Construction Cost Index of 0.4 percentage points.

Contractors’ costs for ‘wages and salaries’ and overhead costs both increased, by 2.7 percent and 3.0 percent respectively. Costs for machinery were unchanged between July 2025 and July 2026. The costs for ‘transport, fuel and electricity’ increased by 6.9 percent compared to July 2025. Within this group the costs of diesel oil and electricity increased by 15.4 and 8.6 percent, respectively. The cost of transport increased by 5.6 percent.

Contractors’ costs for building materials increased by 4.3 percent between July 2025 and July 2026. Among the building material groups, the costs of floor material rose the most by 8.6 percent. Subsequently, reinforcement steel and other building materials increased by 6.6 and 6.4 percent respectively. All other material groups increased by up to 5.9 percent. No building materials had falling costs in July 2026 compared to July 2025.

Construction clients’ costs increased by 1.9 percent. Among the construction clients’ costs, the costs for official employee wages, according to collective agreements increased by 3.7 percent, while the costs for plans increased by 2.8 percent. The remaining costs rose by between 0.8 and 1.8 percent.
