House prices remained unchanged

Real estate prices for one- or two-dwelling buildings remained unchanged in the second quarter of 2018 compared with the first quarter. Prices rose by more than 1 percent on an annual basis in the second quarter compared with the same period last year.
In the second quarter of 2018, prices declined in 10 of 21 counties compared with the first quarter. The largest decrease, 4 percent, was reported in Dalarna County. Rising prices were reported in seven counties. The largest increase, 5 percent, was reported in Värmland County, followed by Kronoberg County and Norrbotten County at 4 percent. In the metropolitan areas of Greater Stockholm and Greater Malmö, prices declined by 2 percent, while prices in Greater Gothenburg remained unchanged.
Prices rose in 17 counties on an annual basis. The largest increase was reported in Blekinge County at 9 percent, followed by Jönköping County, Värmland County and Västernorrland County at 7 percent. In four counties, house prices declined. The largest decline was reported in Stockholm County at 6 percent, followed by Uppsala County at 4 percent. In the metropolitan area of Greater Malmö, prices rose by 3 percent, while prices in Greater Gothenburg and Greater Stockholm declined by 1 and 6 percent respectively.
The average price at the national level for one- or two-dwelling buildings in the second quarter of 2018 was SEK 3 million. At the county level, the average price ranged from SEK 1.6 million in Gävleborg County to SEK 5.6 million in Stockholm County.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
