Break in trend for house prices

Real estate prices for one- or two-dwelling buildings decreased by 1 percent up to and including November since the peak in August on a monthly basis. However, prices were 1 percent higher in the last three-month period from September to November 2016 compared with the previous period from June to August 2016.
Rising prices were reported in 13 of 21 counties. The largest increases, 4 percent, were reported in Gävleborg and Södermanland County respectively. Decreasing prices were reported in four counties. The largest decrease was reported in Gotland County at 7 percent, followed by Örebro County at 2 percent. In the metropolitan areas of Greater Gothenburg and Greater Stockholm prices remained unchanged, while prices in Greater Malmö declined by 1 percent.
Measured on an annual basis, prices increased by 10 percent in the last three-month period from September to November 2016 compared with the same period last year. Rising prices were reported in all counties on an annual basis. The largest increase, 16 percent, was reported in Södermanland County, followed by 14 percent in Västmanland and Kalmar County. The smallest increase in prices, 1 percent, was reported in Gotland County. In the metropolitan areas of Greater Malmö, Greater Gothenburg and Greater Stockholm prices increased between 7 and 11 percent.
The average price at national level for one- or two-dwelling buildings in the period from September to November 2016 was just over SEK 2.7 million

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the price and the assessed value for a certain time and is counted as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and linked buildings. Real estate with site leasehold rights is included.
