House prices rose in 15 of 21 counties

Real estate prices for one- or two-dwelling buildings rose by 2 percent in the third quarter of 2018 compared with the second quarter. Prices rose by 1 percent on an annual basis in the third quarter compared with the same period last year.
In the third quarter of 2018, prices rose in 15 of 21 counties compared with the second quarter. The largest increase, 7 percent, was reported in Kalmar County and Västerbotten County. Declining prices were reported in Stockholm County, Norrbotten County and Jönköping County. Prices fell by 1 percent in these counties. In the metropolitan areas of Greater Stockholm, Greater Gothenburg and Greater Malmö, price changes ranged from -1 percent to +3 percent.
Prices rose in 15 counties on an annual basis. The largest increase was reported in Västerbotten County and Kalmar County at 9 percent. In five counties, house prices fell. The largest decline was reported in Stockholm County at 7 percent, followed by Uppsala County at 3 percent. In the metropolitan areas of Greater Gothenburg and Greater Stockholm, prices fell by 2 percent and 7 percent, respectively, while prices in Greater Malmö rose by 1 percent.
The average price at the national level for one- or two-dwelling buildings in the third quarter of 2018 was approximately SEK 2.9 million. At county level, the average price ranged from SEK 1.5 million in Norrbotten County to SEK 5.6 million in Stockholm County.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
