Rising house prices

Statistical news from Statistics Sweden 2017-03-09 9.30

Real estate prices for one- or two-dwelling buildings rose by more than 1 percent in the last three-month period, from December 2016 to February 2017, compared with the previous period, from September to November 2016. Prices rose by nearly 9 percent on an annual basis in the last three-month period, from December 2016 to February 2017, compared with the same period last year.

Rising prices were reported in 14 of 21 counties. The largest increases, 6 percent, were reported in Kronoberg County and Gotland County respectively. Declining prices were reported in four counties. The largest decrease, 7 percent, was reported in Jämtland County, followed by 5 percent in Gävleborg County. In the metropolitan areas of Greater Stockholm, Greater Malmö and Greater Gothenburg, prices rose between 1 and 3 percent.

Rising prices were reported in all counties on an annual basis. The largest increase, 17 percent, was reported in Kronoberg County, followed by 16 percent in Gotland County. The smallest increase in prices, 4 percent, was reported in Kalmar County. In the metropolitan areas of Greater Stockholm, Greater Malmö and Greater Gothenburg, prices rose between 7 and 11 percent.

The average price at national level for one- or two-dwelling buildings in the period from December 2016 to February 2017 was SEK 2.9 million.

Definitions and explanations

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.

One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
