Declining house prices

Real estate prices for one- or two-dwelling buildings declined by more than 1 percent in the last three-month period, from February to April 2018, compared with the previous period, from November 2017 to January 2018. In the last three-month period, from February to April 2018, prices rose by 5 percent on an annual basis compared with the same period last year.
Between the two most recent three-month periods, prices declined in 12 out of 21 counties. The largest decrease, 7 percent, was reported in Jämtland County, followed by Östergötland County at 4 percent. Rising prices were reported in 6 counties. The largest increase, 6 percent, was reported in Västernorrland County, followed by Gotland County at 5 percent. In the metropolitan areas of Greater Stockholm and Greater Gothenburg, prices declined by 3 and 2 percent respectively, while prices in Greater Malmö remained unchanged.
Prices rose in 19 counties on an annual basis. In Uppsala County, prices remained unchanged and in Stockholm County prices declined by 2 percent. The largest increase was reported in Västernorrland County at 15 percent, followed by Blekinge County at 12 percent. In the metropolitan areas of Greater Gothenburg and Greater Malmö, prices rose by 3 and 8 percent respectively, while prices in Greater Stockholm declined by 2 percent.
The average price at the national level for one- or two-dwelling buildings in the period from February to April 2018 was SEK 3.1 million.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
