House prices remained unchanged

Real estate prices for one- or two-dwelling buildings remained unchanged in the fourth quarter of 2018 compared with the third quarter. Prices rose by nearly 1 percent on an annual basis in the fourth quarter compared with the same period the year before.

In the fourth quarter of 2018, prices rose in 9 of 21 counties compared with the third quarter. The largest increase was reported in Blekinge County at 7 percent, followed by Jämtland County at 6 percent. Declining prices were reported in nine counties. The largest decline was reported in Kronoberg County at 4 percent. In the metropolitan areas of Greater Gothenburg and Greater Malmö, prices rose by 1 percent, while prices in Greater Stockholm remained unchanged.

On an annual basis, prices rose in 14 counties. The largest increase was reported in Blekinge County at 10 percent, followed by Gotland and Jämtland County at 6 percent. Declining prices were reported in four counties. The largest decline was reported in Stockholm County at 7 percent. In the metropolitan areas of Greater Stockholm and Greater Gothenburg, prices declined by 7 percent and 2 percent, respectively, while prices in Greater Malmö rose by 2 percent.

The average price at the national level for one- or two-dwelling buildings in the fourth quarter 2018 was SEK 2.8 million.

Definitions and explanations

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.

One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
