House prices rose

Statistical news from Statistics Sweden 2019-07-04 9.30

Real estate prices for one- or two-dwelling buildings rose by 2 percent in the second quarter of 2019 compared with the first quarter of 2019. In the past quarter, prices rose by almost 3 percent on an annual basis compared with the same period the previous year.

Between the two most recent quarters, prices rose in 17 out of 21 counties and fell in two counties. The largest increases were reported in Dalarna County, Värmland County and Gotland County, at 5 percent in each county. Declining prices were only reported in Blekinge County and Kronoberg County, at 2 percent in each county. In the metropolitan areas of Greater Stockholm and Greater Malmö, prices rose by 1 and 3 percent respectively, while prices in Greater Gothenburg remained unchanged.

On an annual basis, prices rose in 16 counties and fell in two counties. The largest increase, 6 percent, was reported in Värmland County, followed by 5 percent in Skåne County. Declining prices were only reported in Kronoberg County and Norrbotten County, at 3 percent in each county. In the metropolitan areas of Greater Gothenburg and Greater Stockholm, prices remained unchanged, while prices in Greater Malmö rose by 6 percent.

At the national level, the average price for a one- or two-dwelling building in the second quarter of 2019 was SEK 3 million.

Definitions and explanations

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.

One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
