House prices rose

Statistical news from Statistics Sweden 2018-12-06 9.30

Real estate prices for one- or two-dwelling buildings rose by 1 percent in the last three-month period, from September to November 2018, compared with the previous period, from June to August 2018. In the last three-month period, from September to November 2018, prices rose by almost 1 percent on an annual basis compared with the same period one year previously.

Between the two most recent three-month periods, prices rose in 12 out of 21 counties. The largest increase, 10 percent, was reported in Jämtland County, followed by Uppsala County at 4 percent. Declining prices were reported in four counties. The largest decline was reported in Gävleborg County at 3 percent. In the metropolitan areas of Greater Gothenburg and Greater Malmö, prices rose by 1 percent, while prices in Greater Stockholm remained unchanged.

Prices rose in 17 counties on an annual basis. The largest increase was reported in Gotland County at 12 percent, followed by Jämtland County at 7 percent. Declining prices were reported in Stockholm County at 7 percent and Västmanland County at 5 percent. In the metropolitan areas of Greater Stockholm and Greater Gothenburg, prices declined by 7 percent and 1 percent, respectively, while prices in Greater Malmö rose by 1 percent.

The average price at the national level for one- or two-dwelling buildings in the period from September to November 2018 was SEK 2.8 million.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.

One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
