House prices continue to rise in most counties

Real estate prices for one- or two-dwelling buildings rose by almost 1 percent in the fourth quarter of 2017 compared with the third quarter. Prices rose by nearly 9 percent on an annual basis in the fourth quarter compared with the same period last year.
In the fourth quarter of 2017, prices rose in 14 of 21 counties compared with the third quarter. The largest increase, 5 percent, was reported in Västerbotten County and Jämtland County. Declining prices were reported in Östergötland County, Gotland County and Dalarna County, where they decreased between 1 and 6 percent. In the metropolitan area of Greater Gothenburg, prices rose by 1 percent, while prices in Greater Stockholm and Greater Malmö remained unchanged.
On an annual basis, prices rose in all 21 counties. The largest increase in price at county level was 16 percent, reported in Jönköping County and Västerbotten County. The smallest increase in price, 5 percent, was reported in Stockholm County and Uppsala County. In the metropolitan areas of Greater Stockholm, Greater Gothenburg and Greater Malmö, prices rose between 5 and 11 percent.
The average price at national level for one- or two-dwelling buildings in the fourth quarter 2017 was just over SEK 3 million. In the metropolitan areas, the average price ranges from just over SEK 3.8 million in Greater Malmö to just over SEK 5.8 million in Greater Stockholm.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
