House prices continue to rise in most counties

Real estate prices for one- or two-dwelling buildings rose by 1 percent in the last three-month period, from September to November 2017, compared with the previous period, from June to August 2017. In the last three-month period, from September to November 2017, prices rose by 9 percent on an annual basis compared with the same period last year.
Between the two most recent three-month periods, rising prices were reported in 12 of 21 counties. The largest increase were reported in Värmland County and Västmanland County by 6 percent. Declining prices were reported in five counties. The largest price decrease was reported in Gotland County at 12 percent, followed by Dalarna County and Gävleborg County at 2 percent. In the metropolitan area of Greater Malmö prices rose 4 percent, while prices in Greater Stockholm and Greater Gothenburg were unchanged.
Rising prices were reported in all 21 counties on an annual basis. The largest increases were reported in Jönköping County and Västmanland County at 14 percent. The smallest increases in prices, 5 percent, were reported in Uppsala, Gotland, Gävleborg and Jämtland County. In the metropolitan areas of Greater Stockholm, Greater Gothenburg and Greater Malmö prices rose between 6 and 13 percent.
The average price at the national level for one- or two-dwelling buildings in the period from September to November 2017 was just under SEK 3 million.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
