Real estate for SEK 320 billion changed owner in 2024

There were almost 122 000 granted registrations of title in 2024, which is slightly 10 000 more than in 2023. Excluding heritage, exchanges, gifts and mergers there were 90 000 registrations of title with a purchase price. The total purchase price for these properties was almost SEK 320 billion, which is SEK 38 billion more than in the previous year.
There were 52 797 transactions of purchases of one- or two-dwelling buildings for permanent living, excluding site leaseholds, at market conditions in 2024, which is 6 000 more than previous year.
There were 9 464 purchases of real estate for seasonal and secondary use and 3 565 in agricultural real estate. In the real estate categories commercial and industries, there were 953 and 509 purchases respectively.
Real estate price development
Real estate prices for one- or two-dwelling buildings, whole year, remained unchanged in 2024. Real estate prices for an equivalent comparison for buildings for seasonal and secondary use increased by almost 4 percent and the prices of agricultural real estate increased by almost 2. Between 2023 and 2022, as illustrated in the graph bellow, prices for all for all three categories of real estate decreased after a longer period of price increases.
Average price for buildings for seasonal and secondary use, in the 20 municipalities with the highest number of purchases, varied between 1.5 and 6.7 million SEK. The average price for a building for seasonal and secondary use during 2024 in Älvdalen, Torsby and Skellefteå was less than SEK 2 million. The figure below illustrates how prices in the various real estate categories have evolved since 2000 in relation to the consumer price index.

Buyer and seller by age
The average age of buyers of a one- or two-dwelling building for permanent living is 40 years and the average age of sellers is 54 years. The figure below shows that most buyers are in the age group 30-34 years, followed by 35-39 years and 25-29 years. Most sellers are in the age group 50-54 years, followed by 35–39 years and 45-49 years. The age group distribution is more even among sellers of one- or two-dwelling buildings for permanent living than among buyers. A majority of buyers were in the younger age groups.
