House prices increased

Real estate prices for one- or two-dwelling buildings rose by almost 2 percent in the last three-month period, from June to August 2018, compared with the previous period, from March to May 2018. In the last three-month period, from June to August 2018, prices rose by almost 1 percent on an annual basis compared with the same period last year.
Between the two most recent three-month periods, prices rose in 14 out of 21 counties. The largest increase, 7 percent, was reported in Kalmar County, followed by 6 percent in Västerbotten County. The largest decrease, 1 percent, was reported in Stockholm County, Västmanland County and Blekinge County. In the metropolitan areas of Greater Stockholm Greater Gothenburg and Greater Malmö price changes varied from declining, unchanged to rising. The price development ranged from -1 to +1 percent.
Prices rose in 15 counties on an annual basis. The largest increase was reported in Västerbotten County and Kalmar County at 8 percent. In five counties, house prices declined. The largest decline, 7 percent, was reported in Stockholm County, followed by 3 percent in Jämtland County. In the metropolitan areas of Greater Gothenburg and Greater Stockholm, prices declined by 2 percent and 7 percent, respectively, while prices in Greater Malmö rose by 2 percent.
The average price at the national level for one- or two-dwelling buildings in the period from June to August 2018 was just over SEK 2.9 million.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
