New construction and conversion led to 33 332 new dwellings in 2025

In 2025, 25 792 dwellings in total were completed in newly built multi-dwelling buildings. This is 34 percent down from last year.

In one- or two-dwelling buildings, an additional 5 567 dwellings were completed, which is 16 percent down from 2024. In addition, 1 973 dwellings were completed through conversion of existing multi-dwelling buildings. New construction and conversion led to 33 332 new dwellings in total in 2025, which is 30 percent down from a year ago.

Most new dwellings per inhabitant in Stockholm County

Stockholm County accounted for the highest number of completed dwellings in multi-dwelling buildings, excluding special housing, per 1 000 inhabitants, at 3.6. The corresponding figure for the country as a whole was 2.0 completed dwellings per 1 000 inhabitants.

Most new rented dwellings in multi-dwelling buildings, excluding special housing

From 2014, most of the completed new dwellings in multi-dwelling buildings have been rented dwellings with the exception of 2017. This year 66 percent were rented dwellings and 34 percent were tenant-owned.

In one- or two-dwelling buildings, owner-occupancy is the most common form, with 18 percent being tenant-owned in 2025, compared to 17 percent in 2024.

More small dwellings being constructed

The most common size of dwelling in multi-dwelling buildings that were completed was a dwelling with two rooms and a kitchen; there were 8 604 dwellings of this size, which is more than one in three dwellings.

The average useful floor space for a dwelling is 56 square metres in new construction of multi-dwelling buildings, excluding special housing, and 149 square metres in one- or two-dwelling buildings.

Special housing

Among the new dwellings in multi-dwelling buildings completed in 2025, 4 145 were classified as special housing. Among these, 1 034 dwellings were designated for students and 1 504 dwellings for elderly or disabled persons and 1 607 other special housing.

Conversion of multi-dwelling buildings

In addition to the dwellings completed through new construction in 2025, 1 973 new dwellings were completed through conversion or altered use, which is about 9 percent down from 2024. About 74 percent of those dwellings were formerly non-residential buildings that were converted into dwellings. Stockholm municipality tops the list at 326 dwellings. 10 percent were former attics or basements that were converted into dwellings.

In 2025, demolition of 1 263 dwellings in multi-dwelling buildings was started. This is less than in 2024. About 85 percent was located outside the metropolitan areas.

Definitions and explanations

In the final annual statistics on completed dwellings, certain objects may be attributed to an incorrect reference year if completion data is received after the time of publication. For 2025, this affects approximately eight percent.

One- or two-dwelling building refers to a detached one- or two-dwelling building, as well as semi-detached, terraced and linked buildings (excluding second homes).

Multi-dwelling building refers to a building with three or more dwellings, including balcony access buildings.

Conversion refers to the net of dwellings added and removed through conversion or altered use.
